Village of Estero Community Development (self-administered since 2014). Interior remodel permits generally issue in 2–4 weeks; structural scopes 4–8 weeks. Most work sits inside master-planned ARB communities requiring pre-permit design approval.
Most Estero residential neighborhoods sit in FEMA Zones X or AE. Coastal exposure is limited compared to Naples or Marco but Wind-Borne Debris Region rules still apply.

Does Estero handle its own permitting?
Yes. The Village of Estero took over Community Development in 2014. We submit directly to the Village portal and typically see 2–4 week issue times on interior scope.
Can you satisfy the Miromar Lakes ARB?
Yes. Miromar's ARB is detail-heavy; we prepare drawings, product cut sheets, and exterior samples to their standards and revise until first-pass approval.
Is impact glazing required in Estero?
Yes. All of the Village of Estero sits inside the Florida Wind-Borne Debris Region — new openings and replacements must be impact-rated.
Do you build inside West Bay Club?
Yes. We maintain the insurance and contractor certification West Bay Club requires and follow the community's exterior-color and material standards.
