Impact windows, hardened roofs, elevated systems, and structural upgrades designed for Southwest Florida storm exposure and insurance compliance.
The Practice
Titan Builder & Renovation is a Florida-licensed general contractor specializing in storm-ready renovations across Naples, Bonita Springs, Estero, Marco Island, Fort Myers, and Cape Coral — impact-rated openings, hardened roofs, elevated mechanical systems, structural reinforcement, and full wind-mitigation documentation for Florida insurance carriers.
Southwest Florida homeowners face two realities every summer: an active Gulf hurricane season, and a Florida wind insurance market that rewards documented mitigation with meaningful annual premium reductions. A storm-ready renovation addresses both — protecting the home during named storms and lowering the cost of insuring it every year after.
Since 2011 we have hardened homes across waterfront, gated-community, and inland Naples-area neighborhoods. Every project ends with a mitigation package your carrier and licensed inspector can use to update your policy.
Impact-rated windows and sliding doors are the single largest documented wind-mitigation credit on a Florida home. We install PGT, CGI, WinDoor, Andersen, and Marvin impact assemblies in aluminum, vinyl, and thermally-broken aluminum frames, with laminated hurricane glass in clear, low-E, or tinted options. Every opening is engineered to Florida Product Approval or Miami-Dade NOA, flashed with peel-and-stick membrane, and inspected at rough opening and completion.
A hardened roof combines a modern underlayment (peel-and-stick or self-adhered secondary water barrier), improved deck attachment (ring-shank nails at tightened spacing), and a code-current roof covering. Where the existing roof is over 15 years old we re-roof during the same project window and document truss-to-wall connections (clips, wraps, straps) for the mitigation inspection. Concrete tile, metal, and premium architectural shingle are all standard options.
At completion we assemble a mitigation package — product approvals, installation photos, permit history, roof deck attachment documentation, and truss connection detail — that your licensed wind-mitigation inspector uses to complete the OIR-B1-1802 form. That form is what your Florida wind carrier applies the credits from. Most Naples homeowners see meaningful annual premium reductions the policy year after completion.
The front entry and garage door are frequently the weakest openings on a Naples home. We install multi-point locking, impact-rated entry systems and impact-rated garage doors — often the highest-value single mitigation upgrade a homeowner can make because a failed garage door can pressurize a home and lift the roof during a major storm.
In lower-elevation flood zones we elevate A/C air handlers, water heaters, electrical panels, and generator connections above design flood elevation. Coupled with a properly sized whole-house or partial-house standby generator, natural gas or propane feed, and transfer switch, the home stays functional through and after a named storm.
On older Naples homes we add engineered clips, wraps, or straps at truss-to-wall connections; reinforce gable ends; and add engineered lateral bracing where the original construction predates current wind code. This is often invisible finished work, but it dramatically improves both storm performance and mitigation credits on the insurance form.
Beyond the openings, we detail stucco, sealants, flashings, and roof-to-wall transitions to prevent the wind-driven rain intrusion that causes most post-storm damage claims in Southwest Florida. When homes come to us after a storm, we also handle insurance-documented repair, remediation, and rebuild under one contract.
Storm-ready renovation projects range from a targeted mitigation upgrade (impact windows + garage door) at $45K–$95K, to a full envelope package (impact openings + re-roof + reinforced entries + elevated mechanicals) at $100K–$300K+. Timelines run 4–14 weeks of active work depending on scope, with 6–14 weeks of product lead time on impact glass. Every Titan estimate is scope-based, opening-by-opening, with product data attached.
Wind mitigation, impact glass, and roof upgrades typically qualify for meaningful Florida wind insurance discounts. We provide documentation your carrier requires.
Targeted mitigation upgrades (impact windows + garage door) commonly run $45K–$95K in Naples; full envelope packages (impact openings + hardened re-roof + reinforced entries + elevated mechanicals) commonly run $100K–$300K+. Every Titan estimate is scope-based with itemized product data.
Yes. Impact-rated openings, hardened roofing, reinforced roof-to-wall connections, and documented mitigation are the largest drivers of Florida wind insurance discounts. We deliver the completion package your carrier and licensed wind-mitigation inspector need to update the policy.
Yes. Impact-rated openings meet Florida Building Code for wind-borne debris protection, so hurricane shutters are not required over the same opening — a major quality-of-life upgrade every hurricane season.
Most full envelope projects run 8–14 weeks of active construction, plus 6–14 weeks of product lead time on impact glass. We stage the work so the home stays secure overnight throughout.
Yes. We routinely handle post-storm envelope, roofing, water intrusion, and interior remediation projects, and we coordinate with your insurance adjuster on scope and documentation.
