Owner Representation · Naples, FL
Owner-representation and construction management for residential projects where you want Titan's process, oversight, and trade network without a traditional general contractor relationship.
The Practice
Titan Builder & Renovation provides residential construction management and owner's-representative services across Naples, Bonita Springs, Estero, Marco Island, Fort Myers, and Cape Coral — for homeowners who want Titan's process, trade network, and oversight without a traditional general contractor contract.
Construction management is the right structure when the homeowner (or a family office, trust, or asset manager acting on their behalf) wants to hold trade contracts directly, control cost transparency line-by-line, and buy in the professional planning, scheduling, and quality oversight that make a Naples luxury project run on time and on budget.
Since 2011 we have managed residential projects across gated communities, waterfront estates, and high-rise condominiums throughout Collier and Lee counties — as GC on some projects and as CM/owner's-rep on others. We'll tell you honestly which structure fits your project.
Every Titan CM engagement starts with a fully developed scope of work — architectural review, structural evaluation, MEP requirements, finish schedule, and allowance structure — followed by competitive bidding to our vetted Naples trade base. You see every bid, every scope inclusion and exclusion, and every alternate. This is the transparency layer traditional GC contracts don't provide.
Under a CM engagement, Titan builds and maintains the master schedule, tracks the budget against original allowances line-by-line, and enforces quality standards on-site. Weekly homeowner reporting includes progress photos, cost variance, schedule variance, RFI status, and upcoming milestones. Nothing gets buried.
We prepare and submit permit applications, respond to plan-review comments, coordinate structural, mechanical, electrical, plumbing, and energy engineering, and manage the jurisdiction and HOA back-and-forth. Inspections are scheduled, attended, and documented for the project record.
You get one point of contact through the project. Change orders — the number-one source of Naples project frustration — are documented before work proceeds, with scope, cost, and schedule impact spelled out in writing so nothing surprises you at closeout.
CM structure is often the right fit for homeowners who want cost-plus transparency, for family offices and trusts managing an estate property, for owners already partnered with an architect or designer who runs point on design, and for phased projects where scope will evolve during construction. When the project has a clear, fixed scope and the homeowner wants a single lump-sum contract with all trade risk assumed by the contractor, a traditional GC structure is usually the better fit — and we'll tell you that.
Residential construction management is typically engaged on a fixed-fee, percentage-of-cost, or hybrid basis, depending on project size and scope. We'll walk you through the tradeoffs during the first conversation and structure the engagement so incentives line up with your goals. Every CM engagement includes weekly reporting, monthly financial review, and full close-out documentation.
Yes. Under construction management you hire Titan to manage the build while contracting trades directly. We'll explain when CM makes sense and when a traditional GC contract is the better fit.
Under construction management, Titan manages the project — scope, schedule, budget, trades, quality — while you (or your representative) hold trade contracts directly, with full cost transparency. Under a GC contract, Titan holds all trade contracts and delivers a lump-sum price with construction risk assumed. Both are valid; the right one depends on your goals.
