Engagement
We walk the space or the site with you, review plans or the lease work letter, and identify what the building, the landlord, and the code actually require.
A line-item estimate — no square-foot shorthand — covering demolition, structure, MEP, finishes, permitting, and allowances so you can see where the money goes.
We prepare and carry the permit package through the applicable Florida jurisdiction, plus landlord or association approvals when the space sits inside a managed building.
One project manager runs the trades, the schedule, and the inspection sequence, with phasing when the building stays occupied.
Final inspections, punch list, warranty and equipment documentation, and the paperwork you need for occupancy or tenant turnover.

We deliberately don't publish a per-square-foot commercial price table. Two build-outs of identical size can differ by multiples once base-building condition, mechanical and electrical scope, ceiling and finish level, specialty equipment, permitting jurisdiction, and schedule are accounted for. Every commercial project is scoped individually and quoted as a detailed, line-item written estimate — free, and with the assumptions written down so you can compare it honestly against any other bid.

In Florida, a Certified General Contractor license is the broadest of the building contractor classifications. Unlike a residential contractor license, which is limited to one-, two-, and three-family residential structures, a certified general contractor may contract for construction, remodeling, and repair of buildings without the type-of-building or height limits that narrower classifications carry — commercial buildings included — and the certification is valid statewide in Florida. Specialty trade work such as electrical, plumbing, HVAC, and roofing is performed by appropriately licensed trade contractors; Titan holds its own Florida roofing license (CCC1337764) and contracts licensed specialty trades for the rest. Any license can be verified through the Florida DBPR license lookup.

In practice, most inquiries we receive are interior build-outs and renovations, but new commercial construction is within our license and within scope — talk to us about the specific project and we'll tell you plainly whether we're the right builder for it.

Yes, and it's one of the things we already do well. Our condo and high-rise remodeling work means we routinely operate inside buildings governed by associations and property managers — approval submittals, certificates of insurance, permitted work hours, elevator and loading dock scheduling, protection of common areas, and noise restrictions. Multi-tenant commercial build-outs run on the same discipline, plus the landlord work letter and any base-building requirements.
In a construction management engagement, you keep the owner's seat and we run the project on your behalf: we help develop scope and budget, solicit and level subcontractor bids, manage procurement, carry permitting, control the schedule, run inspections, and deliver closeout documentation. It suits owners who have their own design team or want transparency into subcontractor pricing. A traditional general contract, where we hold the trades under one fixed scope and price, is also available — we'll recommend the structure that fits the project.
