Site Selection & Feasibility
For homeowners who don't yet own a lot, we consult on site selection across Naples, Marco Island, Bonita Springs, Estero, and Fort Myers — evaluating flood zones, elevation certificates, setbacks, HOA architectural review requirements, tree preservation, and utility availability. A great custom home starts with the right lot; the wrong lot can add six figures to a build before the first shovel goes in the ground.
Architectural Design & Interior Selections
We coordinate with your architect (or partner you with one of our regular Naples architects) to develop schematic design, design development, and construction documents that match your program, lot, and budget. Interior selections — cabinetry, stone, appliances, flooring, plumbing, lighting, hardware — are made in a structured schedule during the design phase so nothing holds up construction later.
Permitting, Engineering & HOA Approvals
Naples-area custom homes require structural, mechanical, electrical, plumbing, and energy engineering, plus permits from the applicable jurisdiction (City of Naples, Collier County, City of Marco Island, Lee County, City of Bonita Springs, etc.) and often HOA architectural review board approval. We prepare and manage every submittal, respond to comments, and pull the building permit so construction can begin cleanly.

Coastal-lot homes are detailed for salt-air exposure with corrosion-resistant fasteners, upgraded finishes, and appropriate stucco and paint systems.
Luxury Finishes, Smart Home & Outdoor Living
Our standard custom home spec includes custom cabinetry, natural stone counters, integrated luxury appliance packages, curbless wet-room primary baths, hardwood or large-format tile flooring, and structured wiring for smart-home controls. Outdoor living — pool, spa, summer kitchen, screened lanai, outdoor lighting — is planned in the original architecture, not added as an afterthought.
