Sarasota

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Sarasota Building Department. Siesta Key and other unincorporated areas are permitted by Sarasota County Planning and Development Services; Longboat Key has its own town building department.
Wind zone and product approvals
Coastal Sarasota and the barrier islands are inside the wind-borne debris region; roof systems are designed for the site's exposure.
Local commercial buildings
Downtown mid-rise offices, mid-century modern commercial buildings with flat roofs, retail along University Parkway and US-41, and multifamily buildings on the keys.
Heat, salt and UV
Gulf salt air on the keys, high UV and heavy summer rain affect membranes, flashings and drainage.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
