Fort Myers

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Fort Myers Community Development Department. Unincorporated Fort Myers addresses (Iona, McGregor south, Lehigh Acres) are permitted by Lee County Department of Community Development.
Wind zone and product approvals
Most of Fort Myers is inside the wind-borne debris region. Roof assemblies are designed to the code uplift for each building's height and exposure.
Local commercial buildings
Warehouses and light-industrial buildings along Metro Parkway and Colonial Boulevard, older masonry buildings in the downtown River District, and medical and office buildings.
Heat, salt and UV
Heavy summer rain tests drainage on large low-slope roofs, and riverfront sites near the Caloosahatchee add humidity and salt exposure.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
