Naples

Local Roofing Conditions

Re-roof permits
Properties inside city limits (Old Naples, Port Royal, Aqualane Shores, Park Shore) are permitted by the City of Naples Building Department. Most other Naples addresses are unincorporated Collier County and are permitted by Collier County Growth Management.
Wind zone and product approvals
Naples is inside the wind-borne debris region, and coastal sites have high wind exposure. Roof systems are specified with Florida Product Approvals for the design uplift.
Local commercial buildings
Retail along Fifth Avenue South and Third Street South, medical and professional offices along US-41 and Pine Ridge Road, and flat-roof sections on community clubhouses and low-rise condominium buildings.
Heat, salt and UV
Salt air near the Gulf corrodes edge metal, fasteners and rooftop equipment curbs, and year-round UV ages membranes. We specify reflective membranes and corrosion-resistant metals for coastal sites.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.

Frequently Asked Questions

Who issues commercial re-roof permits in Naples?+

The City of Naples Building Department inside city limits; Collier County Growth Management for unincorporated Naples addresses.

Can visible rooftop changes need design review in Naples?+

In the City of Naples, exterior changes visible from the street on commercial properties can require design review. We confirm before the permit is filed.

Do you replace roofs on HOA clubhouses and condo buildings?+

Yes. We coordinate the schedule, access and notices with the association and management company.

Is TPO a good fit for Naples commercial buildings?+

Often, because white TPO reflects heat. We assess the existing deck, insulation and drainage first and recommend the system that fits the building.
