Miami

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Miami Building Department; unincorporated Miami-Dade goes through the county's Department of Regulatory and Economic Resources. Miami Beach, Coral Gables and other municipalities have their own building departments.
Wind zone and product approvals
Miami-Dade is in the HVHZ. Roofing products and assemblies must carry a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval for HVHZ use, installed exactly to the approved assembly, with HVHZ-specific roofing inspections.
Local commercial buildings
High-rise and mid-rise condominiums and offices, converted warehouses in Wynwood, and logistics and industrial buildings in Doral and near the airport.
Heat, salt and UV
Salt air, year-round heat and UV, and heavy rain. Rooftop equipment supports and flashings near the bay and ocean need corrosion-resistant materials.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
