Orlando

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Orlando Permitting Services; unincorporated Orange County properties go through the Orange County Division of Building Safety.
Wind zone and product approvals
Orlando is inland and mostly outside the coastal wind-borne debris region, but roofs are still designed to Florida Building Code wind uplift loads.
Local commercial buildings
Hospitality and attraction-area buildings along International Drive, large distribution warehouses, and suburban office parks and retail centers.
Heat, salt and UV
Intense heat, heavy rain and frequent lightning; ponding on large low-slope roofs is a common issue.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
