Pensacola

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Pensacola Inspection Services; unincorporated Escambia County goes through Escambia County Building Services. Pensacola Beach is on leased Santa Rosa Island land, so projects there also go through the Santa Rosa Island Authority.
Wind zone and product approvals
Coastal Pensacola and Pensacola Beach are inside the wind-borne debris region; roof systems are designed to the site's exposure.
Local commercial buildings
Historic masonry buildings along Palafox Street, offices and retail across the city, and hotels and condominiums on Pensacola Beach.
Heat, salt and UV
Extreme rainfall events such as Hurricane Sally in 2020 test roof drainage capacity, and Gulf salt air affects beach properties.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
