Tallahassee

Local Roofing Conditions

Re-roof permits
Properties inside city limits are permitted by the City of Tallahassee Growth Management Department; unincorporated Leon County goes through Leon County Development Support and Environmental Management.
Wind zone and product approvals
Tallahassee is inland and outside the coastal wind-borne debris region, but roofs are still designed to Florida Building Code wind uplift loads.
Local commercial buildings
Office buildings serving state government, retail centers, student housing and multifamily buildings near the universities.
Heat, salt and UV
Heavy tree canopy drops leaves and limbs that clog drains and scuppers, and frequent thunderstorms test drainage.

Florida Building Code

Roofing Code Requirements

  • Roofing products installed in Florida need a Florida Product Approval or local approval; in the High-Velocity Hurricane Zone (Miami-Dade and Broward) that means a Miami-Dade NOA or a Florida approval for HVHZ use.
  • Roof assemblies are designed to the wind uplift loads in the Florida Building Code for the building's location, height and exposure, and edge metal must meet the code-referenced edge securement standard.
  • Re-roofing falls under the Florida Building Code, Existing Building. Florida law limits the old "25% rule": when the existing roof was built to the 2007 code or later, repairing part of it does not by itself require replacing the whole roof.
  • Re-roofing requires a permit and inspections from the local building department, which we pull under our Certified Roofing Contractor license CCC1337764.
